Lew Plumbing & Heating helps you save money through rebate programs. If you want to upgrade your plumbing or heating system you may qualify for rebates that reduce your costs. These rebates reward you for choosing energy-efficient options.

Almost every rebate in B.C. depends on which utility supplies the energy your home actually uses. In Vancouver, Burnaby, Coquitlam, New Westminster, North Vancouver, Port Coquitlam, Port Moody, Richmond and West Vancouver, that is normally BC Hydro for electricity and FortisBC for natural gas. Check your bill before you apply, because the two programs have different rules and different amounts.
| If your home is heated by | The program that applies | What it is worth |
|---|---|---|
| Electricity (baseboards or an electric furnace) | BC Hydro Home Renovation Rebates | Up to $12,500 combined |
| Natural gas | FortisBC rebates for gas customers | Upgrade rebates, plus up to $3,800 to connect |
| Oil or propane, and you want to switch | FortisBC Connect to Gas | Up to $3,800 |
| Any of the above, on a qualifying income | CleanBC Energy Savings Program | Up to 100% of eligible costs |
What the $12,500 is made of. It is four separate rebates inside one BC Hydro program, not a single cheque: insulation up to $5,500, a heat pump up to $4,000, windows and doors up to $2,000, and a heat pump water heater $1,000. Most homes qualify for one or two of them. Doing several at once adds a bonus of $300, or $750 to $2,000 with an energy evaluation before and after. We work out which ones your home actually qualifies for before you spend anything.
This is the largest program for homes heated by electricity. You need a BC Hydro account and a home that is primarily heated by electricity with high space-heating bills.
| Upgrade | Rebate | Notes |
|---|---|---|
| Insulation | Up to $5,500 | The largest single rebate in this program |
| Heat pumps | Up to $4,000 | Replaces electric baseboards or an electric furnace |
| Windows and doors | Up to $2,000 | Must replace existing windows or doors |
| Heat pump water heaters | Up to $1,000 | Replaces a standard electric tank |
| Bonus for more than one upgrade | $300, or $750 to $2,000 | A heat pump water heater counts as one eligible upgrade. Two upgrades earn $300. Three or more earn $20 per percent of EnerGuide improvement, minimum $750, which needs an energy evaluation before and after. One bonus per customer |
Important: this program is not available to people living in condo or apartment units. If you are in a condo or apartment, ask us about the BC Hydro Condo and Apartment Rebate Program instead.
If your tank has already failed, the $1,000 is gone. BC Hydro and FortisBC both exclude emergency replacement of a broken water heater, and neither will pay to replace a heat pump water heater you already have. The rebate is only there while the old tank still works, so the time to plan the swap is before it goes. The income-qualified program in section 3 is the exception: it does allow emergency replacements.
If FortisBC supplies natural gas to your home, these are the rebates that apply to you.
| Upgrade | Rebate | Requirements |
|---|---|---|
| Connect to Gas: furnace, boiler or water heating | Up to $3,800 | For switching your primary heat from oil or propane to gas. Apply for gas service within six months before installing |
| Direct vent natural gas wall furnace | Up to $1,200 | $1,000 rebate plus a $200 bonus |
| Windows and doors | $100 per door or window, up to $2,000 (not inside the City of Vancouver) | U-factor 1.22 (W/m2-K) or less, replacing existing units |
| Insulation | Up to $1,200 per area | Based on square footage and the R-value added. Attic up to $900, walls up to $1,200 each |
| Appliance maintenance | Up to $150 | Furnace or boiler service $50, fireplace service $25 (max two), tankless water heater service $50. Apply within 60 days of the service invoice, not six months |
| Two-upgrade bonus | $300 | Complete two eligible upgrades within 18 months of each other |
There is no rebate for replacing a gas water heater with another gas water heater. The Connect to Gas money above only applies when you are moving the home off oil or propane. As an existing gas customer, the way to get a rebate on water heating is to switch to a heat pump water heater, and that is funded by the program in section 3 or, north of 100 Mile House, by a $1,000 BC Hydro rebate for exactly that switch.
Note: FortisBC’s window and door rebate is not available inside the City of Vancouver. It does apply in Burnaby, Coquitlam, New Westminster, North Vancouver, Port Coquitlam, Port Moody, Richmond and West Vancouver.
The CleanBC Energy Savings Program can cover up to 100% of eligible upgrade costs. What you receive depends on your household size, your combined household income, and the assessed value of your property.
| Income level | What is covered | Cap per home |
|---|---|---|
| Level 1 | 100% of eligible upgrade costs | $13,000 |
| Level 2 | 100% of eligible upgrade costs | $7,000 |
| Level 3 | 100% of eligible upgrade costs | $3,500 |
Those caps are for a heating system. For a water heater the program pays up to $3,500, and what you get depends on what you are replacing as much as on your income level.
| Replacing | Income level 1 | Income level 2 | Income level 3 |
|---|---|---|---|
| A gas, propane or oil water heater | Up to $3,500 | Up to $3,500 | Up to $3,500 |
| An electric water heater | Up to $3,500 | Up to $2,800 | No rebate |
This is the only program outside northern B.C. that pays to get a home off a gas tank, and for that switch it does not taper: the full $3,500 applies at every income level. Three things make it work differently from the rebates above. You have to apply and get a code before anything is installed, and the code is only good for three months. The installer has to be registered with the program. And the rebate comes off your invoice instead of arriving later as a cheque, so you pay the difference and nothing else. It cannot be combined with the BC Hydro or FortisBC rebate for the same upgrade, so the job is to work out which single program pays you the most, not to add them up.
Property value limit, updated April 1, 2026. If you register as Income Level 1 or 2 on or after April 1, 2026, your property must have a total assessed value at or under $1,200,000 on its BC Assessment listing. For Income Level 3 the limit is $1,820,000. Check this before planning an upgrade around the program.
Two related programs are free rather than rebated: the Energy Conservation Assistance Program gives eligible households a free home energy evaluation and free installation of approved upgrades, and the free energy saving kit is available once every five years.
Ottawa announced a National Heat Pump Rebate Program: $2 billion over eight years, up to $10,000 for households below the median income and $2,000 for other eligible homeowners, with no energy audit needed before or after, and the federal government says it can be stacked on top of the provincial programs. It is not open yet. There is no application portal, no published income threshold and no eligible products list, and reporting points to a launch in 2027.
Two things to be clear about before you plan around it. It is for electric cold climate air source heat pumps, which heat the house, and the announcement does not mention water heaters at all. So treat any “$10,000 toward a hot water tank” claim with caution until the eligible products list is published. We are watching it and will say so here when it opens. In the meantime the programs above are the ones you can actually claim today.
These need no application. The discount comes off at checkout at participating retailers. FortisBC natural gas customers qualify for both thermostat discounts, in store only.
| Offer | Amount | Timing |
|---|---|---|
| Connected baseboard thermostats (FortisBC) | Up to $40 each | Until October 31, 2026 |
| ENERGY STAR connected thermostats (FortisBC) | Up to $100 each | Until October 31, 2026 |
Open now: BC Hydro is giving eligible customers with electric baseboard heating up to five free smart baseboard thermostats, valued at $600, plus a $50 seasonal reward per household for keeping them enrolled in the Peak Saver program. You need a residential BC Hydro account and an online MyHydro account, and you enrol in Peak Saver at checkout. They only work with electric baseboard heating. If that is your home, order them rather than buying thermostats.
Most of the programs above share the same basic requirements.
